Portals show you flats already listed. We show you the doors before they list.
By the time a flat is on a portal, the owner has picked an agent. The listing you want hasn't happened yet. Here's how we find where it's most likely to come from.
1. We start from every block, not a hunch
We combine four public datasets from data.gov.sg and check 9,332 HDB blocks across 26 towns, one by one.
- 🏷️HDB resale pricesEvery resale since 2017, with block, floor band and price.
- 🏢HDB property informationEvery block: the year it was finished and how many flats of each type it has.
- 🤝CEA agent transactionsEvery deal an agent did, by town and month.
- 🪪CEA agent registerWho is registered and with which agency.
2. We look for a reason to sell
Owners don't sell at random. Something changes. We tag each block with the life events the data can see.
The block was finished 5 years ago, so its owners can sell on the open market for the first time.
MOP ended 1 or 2 years ago. We subtract the flats that already sold, so you only count owners still there.
Their 5-year MOP ends this year. We count these block by block from the resale records.
4-room and bigger in blocks over 25 years old. We track them, but only about 2% sell in a year, so they're not in the Farming Packs: packs use the first three only.
3. We count how often each kind of owner really sells
A block with 300 flats isn't 300 leads. Last year (2025), this is how many of each kind of flat actually changed hands:
We multiply each block's flats by these rates to get likely sellers. That's the number on every Farming Pack. It's an honest estimate, not a promise.
4. We check who already owns the turf
A street full of sellers is worth less if a few agents already farm it. So every town carries one of three labels.
No one owns this town. Listings are spread across hundreds of agents, so owners don't have "their agent" yet. Your flyer gets the same look as anyone's.
How to play it: start with pack #1 and be the one who comes back. A second flyer and a follow-up knock win here.
A few names are known here. Some owners already have an agent's card on the fridge. You can still win, but don't knock where they knock.
How to play it: try the town's second or third pack, and lead with the block's own prices. Owners switch for someone who knows their block.
A handful of agents run this town. Many owners already know who they'll call. Expect slower results for the same number of flyers.
How to play it: only go for blocks with a fresh reason to sell (MOP this year), or pick an open town nearby first.
Towns are ranked after taking this share out, so a pack in an open town can beat a bigger one in a crowded town.
5. Every card is a filter
Steps 1 to 4 run on every block. A filter then decides which reasons to sell count, and may add a test (a big paper gain, a S$1M value, the busiest street, or a town where new agents win). The same data, cut different ways, gives different conversion:
| Filter | Conversion | Likely sellers per 1,000 flyers | Packs |
|---|
Crowding counts too. Every pack shows, live, how many ResRookie agents already hold its blocks. Your share = likely sellers x (1 − the town's top-10 agent share) ÷ (agents already farming + 1), and each block goes to at most 3 agents in any 30 days, whichever pack or size they bought it in.
Any size. Each pack sells as its best 5 blocks, its best 8, or all of them, walked in the same order. "Whole town" is every block in a town with a reason to sell, ranked.
Condos and landed. For private homes the dated reason is the end of Seller's Stamp Duty: 3 years after buying, or 4 years for homes bought from July 2025. From URA's caveat data we count, project by project and street by street, the owners reaching it in the next 12 months: thousands of them. URA can't tell us how often they really sell, so these cards show counts, not "likely sellers".

HDB resales show up within days; CEA publishes agent deals monthly. Right now: HDB sales up to Oct 2026, CEA deals up to Sep 2026, URA up to Sep 2026, last checked today. Buyers get their refreshed pack by email every month.
What we don't do
- No owner names or phone numbers. We don't collect personal data, so you stay clear of PDPA and Do Not Call trouble.
- No scraped portal listings.
- No made-up "hot lead" scores. Every number traces back to a public record you could check yourself.
- No crystal ball. Public data lags by 1 to 2 months and can't see an owner's plans. We tell you where the odds are best, then it's your flyer and your knock.
